SC Global Developments Pte Ltd is a prominent Singapore developer in the luxury condo sector. Founded in 2000, SC Global has built its name as a leading developer in luxury condominiums in District 9 and District 10. Some of the luxurious condos developed by SC Global include Sculptura Ardmore, Seven Palms at Sentosa Cove, Hilltops and The Marq On Paterson Hill, which recorded the highest ever price $psf for a condominium. It is currently actively marketing Petit Jervois, a 55-unit development at Jervois Road.

Incepted in 1970, New World Development Company Limited is a Hong Kong company with core businesses in real estate development, real estate investment construction, insurance and management of hotels. The site of Cuscaden Reserve was acquired by the developers through a Government Land Sales (GLS) tender on April 26, 2018. Out of a total of 9 bids, SC Global Developments Pte Ltd, New World Development Company Limited and Far East Consortium International Limited submitted the highest bid of $410 million, which works out to $2,377psf per plot ratio (psf ppr) for the 99-year leasehold site.

Project Details

Cuscaden Reserve has a site area of 61,596 square feet. Under the 2019 URA Master Plan, the site has a plot ratio of 2.8, which allows the developer to build up to a maximum of 172,472 square feet of gross floor area (GFA).

The District 10 Condo occupies a largely regular plot, with frontages on the arterial road of Orchard Boulevard and the quieter road of Cuscaden Road.

The condominium of 3 Orchard-By-The-Park lies west of the development. To the east of the project are the condominiums of Hana and Park Nova.

Cuscaden Reserve overlooks the Conrad Singapore Orchard hotel towards the North, while south of the project lies landed houses and the projects of Kum Hing Court and the 99-year leasehold development of Orchard Bel Air.

There are a total of 192 luxurious apartments in the luxury condominium, with a 154 car park lots and 3 accessible lots spread across 2 basement levels.

The residential tower is 28-Storey high, with units from 5th to 28th floors. All units would have the ceiling heights, as opposed to new developments having units with strata void (or high ceiling) on the highest level. There are a total of 8 stacks per level.

The facilities are all found on the 1st level of the development.
